Meet
Nathan Tracey

Over a 13 year career, Nathan has spearheaded numerous development projects, growing his expertise in orchestrating complex initiatives from conception to completion. 


Most recently as a Development Manager at a major Toronto-based developer, he oversaw a project pipeline with over 20 different files including apartments, offices, hotels, and low-rise developments. This included the submission and preparation of applications for over 4,000 apartments in the Greater Toronto and Hamilton Area. His leadership extended beyond project oversight, encompassing the management of project teams, negotiation of legal matters, and sourcing/securing project-related financing. 


Prior to this experience he worked as a consultant specializing in landowner group management and development consulting. He was able to solidify his reputation as a strategic thinker, as he navigated regulatory landscapes and a multitude of stakeholders. His engineering background served as a solid foundation throughout his development work, equipping him with a sharp attention to detail and adaptable problem-solving skills.


Nathan's journey in the realm of development began with a Civil Engineering degree from McMaster University, where he laid the technical foundation for his career. Continuing his education, he pursued a Master of Business Administration, specializing in Real Estate and Infrastructure, at the Schulich School of Business in Toronto. Throughout his academic journey, Nathan demonstrated a commitment to community engagement, serving as President of the Schulich Real Property Student Association and chairing key events for the Schulich Real Property Alumni Association.

  • Land Acquisition and Planning: Conducting thorough due diligence, analyzing land opportunities (proformas and scenarios), and overseeing the entire acquisition process, ensuring adherence to budget and deadlines.

  • Project Management: Leading and coordinating agreements of purchase and sale, managing project timelines and budgets, and reviewing change orders and financial updates from internal and external sources.

  • Stakeholder Engagement: Building and maintaining strong relationships with municipalities, approval agencies, and other authorities, effectively communicating project vision and objectives.

  • Regulatory Compliance: Navigating and obtaining municipal approvals (Official Plan Amendments, Zoning Amendments, etc.), ensuring projects comply with all relevant regulations.

  • Team Collaboration: Collaborating effectively with internal teams (Project Management, Marketing, Sales, Construction, Finance) and external consultants (architects, engineers, environmental consultants) to achieve project success.
